Purchasing a real estate in Bulgaria
The conclusion of a legal and successful transaction for the purchase and sale of real estate is guaranteed by a set of several necessary documents that the seller of the property must provide, namely:
☟ Ownership document of the seller – notary deed;
☟ Certificate for heirs – upon acquisition of the property by inheritance from the seller;
☟ Tax assessment for the relevant property;
☟ Scheme of the real estate if the property falls within a cadastral area;
☟ Identity card and documents certifying the civil status of the seller;
☟ Declarations under Art. 264, Para. 1 of the Code of Civil Procedure – completed at the notary;
☟ Declarations under Art. 25, Para. 8 of the Law on notaries and notarial activity – completed at the notary;
☟ Receipts for fees paid – prepared at the notary.
At the buyer’s request, the seller may be required to submit a Certificate of the presence or absence of encumbrances on the property.
